Californians adopt the Sweat Equity Mantra in a Riverside Brick Tudor

Kiersten & Reid relocated from California 🏄‍♀️ to our cherished 1939 tudor duplex Margot which set the tone for these two’s 💗 of late 30’s post war tudor revivals, as they leased from RFP for two years while preparing to purchase their own example of post war tudor. Margot’s interior was executed with brilliant finishes to display the joyous livability that is possible with our idea of celebrating the classic home.

Following two years of lovely time under our curated ✨ deco lights, and custom heated tile shaker kitchen, these purveyors were ready to cherish their own example of deco era glory. 

The search began in St Paul’s Victorian neighborhoods around summit hill.   This era is very treacherous for the discerning 🧠 :  limestone foundations, three stories of tired lap-siding, natural settling & slope from Minnesota’s extreme temp & humidity swings.  

Kiersten & Reid graduated from Buying-in-RareForm U, progressing to more sound structures similar to that of Margot.   (The detailed 👁 of many of our partial ocd buyers, isn’t taken lightly when evaluating the quality of classic homes ) Our first post-war example toured was a touch above their budget 🏦 range set by Paris @ envision capital.  

I was that nerdy kid that asked the same girl out twice at skateville, that's exactly what we urged Kiersten & Reid to do…

Our initial offer took a fair position on market value based on lack of offer interest elsewhere, & the conditional improvements required.   However like many free & clear old world 🌎 investor sellers, they were resolute in responding despite long market time, responding to our initial offer w /  a very blatant telegraph of: ‘we don’t need to sell anytime soon, thanks for playing.’

the sellers countered so abruptly that we had no choice but to look elsewhere, meanwhile they held firm at asking and had zero market interest until pulling it off the market prior to the winter holidays.  

Following New Year’s Eve, we 🚨 alerted Kiersten & Reid with enthusiasm: let’s go back at Edmund slightly above our initial offer with a letter of intent to restore and preserve for decades to come.  

Humility was required, and the rest is history, let the planning ensue on the post closing move-in-special sorting, so the brick baron tudor marathon parties can begin this fall!

‘The Edmund’ was a stoic all brick 🧱 & limestone tudor that was deeded to the same real estate investor family since the early 1960s: a textbook 📗 old home stewarded tudor, meticulous cared & fully original from stem to stern.  

The entire market passed on ‘Edmund’; as her cosmetic features left much to be desired:  original shellac oak hardwoods had 🍊 oranged badly from decades of ☀️ , all her walls were painted fluorescent ⚪️ white while light fixtures housed the blinding LED that would make any purist run.

So much potential existed with Edmund, a simple move-in-special improvement co spec would invert the swagger of her interior to heralding heights: hardwoods, enamel, paint & lighting throughout was plotted for post closing.  

Kiersten & Reid crushed the creative side of their post closing amendments, selecting a bold deep cobalt blue enamel for their primary suite, & diving deep into the vintage castings of the mid thirties from our vintage lighting suppliers.   

we’re juiced 🧃 on this final finish, one that diverted from several ownership headaches to an riverview example that will provide a massive 10 year springboard to Kiersten & Reid’s real estate life.
