Curb appeal Kate’s ‘39 crownliner

Recall your first experience with a helium balloon 🎈

… ours ended in tears, presenting itself as one of the earliest trials of understanding life.

The equity building starter lays the foundation for a classic home purveyor’s ladder climb 🪜 through life. Affordability is slipping away across the 🇺🇸; navigating 🗺 our first timers into examples like this is truly what RFP is all about.

Our buyer's acquire an education on the origins of architecture – these ‘trade-secrets’ evolve into a competitive advantage in this trying marketplace, resulting in victories of crowning proportion compared to that basic-realtor led uninformed mistake.

Rare Form’s focused intensity on architectural value presents itself while learning the ropes via #buyinginrareform. Stories like Katelyn’s 1939 tudor are shining examples of why our approach produces greater future-value and appreciation of our scarce examples.

Katelyn graduated RFP quickly, realizing that the shelves of value existed just above her desired budget & witnessing the amount of tired inventory in the 3’s. She ⭕️ the wagons with Numbers Guru 🇫🇷 Alves & tweaked some things to get into the high-high 3’s.

The writing was on the wall with the sadness in lower shelves. Following a tired and stripped home showing in which we ignored the basement & kitchen altogether as Georgi exclaimed: “this isn’t going to be your house”, as we don’t allow Rare Formers to reside in average spaces. Northeast is particularly challenging as much of its housing was constructed quickly by the homeowners themselves at the turn of the century to maximize affordability in a booming industry town. Poorly constructed architecture is costly for ownership and provides a very low emotional return, leading to unenthused homeowners. We believe an inspired space truly alters the energy of your daily life.

The Waite Park tudor was a surprise at the end of our tour, an age old purveyor graduation present: touring a shining example we would personally own. When Katelyn stood waiting to enter, she breathed a sigh of relief: “this is it, curb appeal Katelyn found her tudor!”

1939 was the end of the tudor era, which are super solid examples, (she saved years of salaries alone in renovations required to the rough & common NE 🏠 ). Her surviving deco bath, plaster arches, a large footprint & countless intact original details: chimney brickwork, fireplace tile under limestone facade, glass doorknobs & original millwork & doors, will be cherished for years to come.

In her own words, “I have felt drawn to historical homes for many reasons, such as their charm and stories held within their old walls. Then there’s also the bigger picture ecologically which is important to me - of preserving and restoring. What’s important to me is learning to have a sort of relationship with the house rather than directing it to be exactly how you want. It’s about how to work with it rather than force it. Then the house can affect you just as much as you may affect it. As a result, I feel a sort of connection to my home that I think newer builds may miss. And wow, what a place to grow and live life from!”

It’s always a delight helping clients land their first ever home - not only is it a personal milestone for many, but it is also typically the biggest & most important investment in a person’s life. These equity builders pave the way for many of our legacy move up stories.

Georgi developed Katelyn’s acumen to truly become savvy over and above her competition, the Crownliner of 1939 was the encore to her journey, the clear destined example to fight. Katelyn did just that and beat three other offers by writing strong when she knew it was right to!

We’re excited for Katelyn to settle in & infuse her personality and style into her ‘39 tudor, sounds like that beautiful peachy bathroom will be enjoying some wallpaper in the near future.
